Pfohe Mall Varna, Bulgaria
PFOHE MALL is the future FASHION MALL of Varna. In the heart of the developing new purchase and entertainment area, PFOHE MALL catches the eye with its avant-garde new style, harmonious combination of attractive design and functionality. According to the established concept and in compliance with the standards of the International Committee of Shopping Centres (ICSC), PFOHE MALL will be of the FASHION/LIFE STYLE MALL. It will only offer high quality, worldwide famous brands, established within and outside Bulgaria.
Location
PFOHE MALL is located in Varna, at the cross-roads of Slivnitsa Blvd. and Tihomir Street. It is in the immediate vicinity of the large shopping centre Mr. Bricolage, Picadily Mladost, as well as the FESTA TOWER project for the highest building in Varna (30 storeys) with the largest and only spa centre which will be at the same cross-roads (located diametrically).
The location is communicative and easily accessed by public transport: almost all lines have a stop absolutely near the two entrances of the MALL. And quite logically this defines it as the most convenient trade area in the sea capital of Bulgaria.
Slivnitsa Blvd. is one of the city’s main transportation arteries connecting the recently established trade area of Metro, Technomarket, Technopolis, ZORA trade complex and other trade complexes to the city centre, finishing literally to the entrance Arc of the Seaside Garden near the Festival Centre. The distance from PFOHE MALL to the city ideal centre can be travelled by car in only 6-7 minutes.
This is one of the key cross-roads in Varna in terms of human flow during the different time zones. In fact it is on the border of the main residential zone and the central part of the city.
PFOHE MALL comprises two buildings with a walkway on the second and third floor.

The Mall can be entered by two entrances – one is located on the crossroads in body A, and the other in Slivnitsa Blvd. in body B, “below ground floor” level – a parking lot with parking places for clients of the complex.
Ground floor: This floor is envisaged for bank offices, mobile operators and other services, fashion café, luxurious goods and gifts, boutiques of worldwide famous brands. Two big shops are provided for with an area of about 500 sq.m for key clients (anchors), located in the corners of the two bodies frontal to the central entrances.
II floor: This floor is of special significance to the entire complex as here is the walkway between sector A and sector B, which will concentrate the visitors flow. The whole floor is developed as the fashion zone, a place for a café and cafeteria is provided for.
III floor: This level has the concept of “Family floor”. Here the food-court can be found – fast food establishments with an area of about 40 sq.m each, a children’s zone – about 600 sq.m, toys zone, a bookshop, children’s clothes, clothes for adults, home accessories, beauty and health zone, hairdresser’s, beautician’s, furniture and machinery shop.
IV floor: A night zone is provided for in one of the bodies – a disco and piano bar with opening hours longer than those of the entire centre. Its access will be autonomous – via a panoramic lift. In the other body two restaurants are envisaged with an access via the ground floor escalators.
Location
The Trading Center is on RLEs I and II, in quarters 62 and 63 of 16-th microregion of Varna, in a vacant plot. The Center is comprised of two buildings, named Block A and Block B, which are connected by a passage constructed above the newly-planned street between the two properties. Each block has one main entrance: for Block A it is facing to the north-east, and for Block B the main entrance is facing north. There are two other entrances to service the cargo elevators, and there are emergency exits, too. The sloping terrain issue has been solved by a vertical planning which doesn’t affect the access to the entrances of the two buildings. The passage between the two buildings accommodates the entries to the underground parking lot serviced by ramps at a sloping of 12%.
The building was designed with three above-ground levels, one terraced floor and a basement floor whereby all urban-development standards have been adhered to. There are provisions for the maximal number of parking places both on the basement floor, and on the vacant areas around both properties; there are facilities for the access of disabled people, by means of special ramps and elevators.
Design Solution
The design solution follows the irregular form of the property borders and is subjected to a clear construction scheme with an axis of 6 m, in view of achieving of better flexibility.
The necessary vertical communication means (stairwells and elevators) corresponding to the emergency evacuation requirements, have been provided too. Each building has its main entrance accentuated by a volume-and-spatial solution, as well as with an atrium and escalators connecting all above-ground floors, covered entirely by a glass dome.
VOLUME-AND-SPATIAL SOLUTION
The building complex is completely detached and is divided into two parts at the ground floor, by a car-passage. The two buildings are situated on two different properties, and are designed to comprise an ensemble. There is open green area between the buildings.
The main entrances to both buildings are expressed vertically by a sloping structural hung façade accentuated by a massive framing faced with ceramic tiles supplied with ventilation openings. Other vertical accents are the hung façade of ceramic tiles with ventilation openings and glass grooves of the stairwells. The hung wooden façade supplied with ventilation openings which is applied at the main entrances gives a specific background to the nameplate of the site.
Thanks to the horizontal alternation of the hung wooden façade with ventilation openings, the structural hung façade and the aluminum Venetian blinds of the remaining part of the façade, the correspondence with the vertical elements enriches the volume-and-spatial solution.
